Base labor combines living area (square feet ÷ 680), bedrooms (0.18 hr each), bathrooms (0.48 hr each) and pets (0.20 hr each, capped at 1.5 hr). Property, cleaning type and condition factors adjust that workload; add-ons contribute fixed labor. The floor is 1.5 labor hours.

Crew size targets roughly 3.5 on-site hours, capped at six. Price applies the resolved hourly rate and low/high market factors, a frequency efficiency factor and a $105 planning minimum.

Office cleaning cost

Workload combines open area (square feet ÷ 2,400), workstations (0.012 hr each), restrooms (0.38 hr each) and kitchens (0.32 hr each). Occupancy, floor mix, service level and add-ons modify the total.

Crew size targets four hours, capped at twelve. Commercial labor uses a 1.04 rate multiplier and a $120 minimum. Monthly ranges multiply per-visit cost by 4.33 to 30.4 average visits, depending on frequency.

Cleaning time and crew

Base productivity varies by property type: 680 sq ft per labor hour for a home, 760 for an apartment, 2,400 for an office, 2,100 for retail and 580 for a vacation rental. Rooms/zones, bathrooms, cleaning type and condition then adjust total labor.

The suggested crew is ceil(labor hours ÷ maximum visit hours), bounded from one to sixteen. It estimates staffing need, not real cleaner availability.

Cleaning chemical usage

Treated area is jobs multiplied by average square feet. Ready-to-use gallons divide treated area by the category coverage, then apply cleaning type, soil and reserve factors. Concentrate is solution ounces ÷ (water parts + 1); water is the remaining solution volume.

Default coverage ranges from 4,500 sq ft/gal for degreaser to 15,000 sq ft/gal for glass cleaner. The result uses neutral package sizes and never implies a brand. Product labels and Safety Data Sheets override every planning value.

Regional precision and price ranges

ZIP prefixes 786 and 787 resolve to the Central Texas local range. Other valid US ZIP codes use a national planning baseline. Every response exposes confidence, market label, data version and the warning appropriate to that tier.

Rate tables have an effective date and source label. Private production data feeds the open calculation engine; the public repository keeps contracts and formulas inspectable.

Validation

Boundaries, rounding and safety

Inputs are bounded to reject impossible or abusive scopes. Monetary ranges round to usable planning dollars; labor and duration generally round to one decimal; chemical volumes preserve additional precision. Negative or non-finite output is rejected.

Do not use estimates as binding quotes, chemical safety instructions, worker availability promises or compatibility guidance. Never mix products unless the manufacturer explicitly permits it.
